TERMS & CONDITIONS


Payment of your deposit and/or rent constitutes acceptance of this agreement. Rates, terms & conditions are subject to change without notice.

CHECK-IN / CHECK-OUT:
Check-in is from 4:00 p.m., and check-out is by 10:00 a.m. on the day of departure. Early check-ins may be available for a small fee—please contact our office to discuss availability and pricing. Only registered guests are allowed in the unit unless prior arrangements have been made with the office.

Our office closes at 4:00 p.m. Monday – Friday. If you are arriving after hours or on a weekend, a lockbox is available at our rental office. The combination is C234578; turn the knob to the left. (Win San units will receive separate check-in instructions via email.)

CHECK-OUT: Guest must be checked out by 10:00 a.m. on the day of departure. Keys and passes for departures outside of office hours should be returned to the lockbox outside of the rental office. Win San units please leave all keys in the unit.

RESERVATIONS: Reservations can be made online at http://www.newsmyrnavacationcondos.com or by phone at 386-423-7796. A Driver's License or state-issued identification is required at check-in. The minimum age for booking and check-in is 25. Requests for specific units will be considered, but cannot be guaranteed.

PAYMENT TERMS: ACCEPTED FORMS OF PAYMENT: US FUNDS – Checks, Visa, MasterCard, Discover. A $500 pre-paid rent deposit is due for each reservation at the time of booking, with the balance due per the schedule below. Payments will be scheduled using the same payment method that you used at the time of booking. You must contact the office to change your method of payment 7 days prior to due date. (Travel/Trip Insurance must be paid in full at the time of purchase)

Short-Term Reservation Policy (30 Days or Less): For reservations of 30 nights or fewer, full payment must be received no later than 60 days prior to the check-in date.

Long-Term Reservation Policy (31 Days or More): For reservations of 31 nights or longer, full payment must be received no later than 60 days prior to the arrival date.

CANCELLATION POLICY: Written notice is required for any canceled reservation. No refunds can be given for early departures or lack of amenities beyond the agent's control. Cancellation fees are as follows:

Long-Term Reservation Cancellation Policy (31 Days or More):

  • A $500 deposit is required at the time of booking.
  • Cancellations made 90 days or more prior to check-in: $500 deposit fully refunded.
  • Cancellations made 61–89 days prior to check-in: $500 deposit non-refundable; any additional payments refunded.
  • Cancellations made within 60 days of check-in: Full rental amount non-refundable.
  • Trip insurance premiums are always non-refundable.

Short-Term Reservation Cancellation Policy (30 Days or Less):

  • A $500 deposit is required at the time of booking.
  • Full payment must be received no later than 30 days prior to check-in.
  • Cancellations made more than 60 days prior to arrival: Full refund, including deposit.
  • Cancellations made 31–59 days prior to arrival: $500 cancellation fee; any additional payments refunded.
  • Cancellations made 30 days or less prior to arrival: Entire booking amount non-refundable.
  • Trip insurance premiums are always non-refundable.

DISCOUNTS: Discounts and/or promotional rates or offers may not be combined.

RATES: Prices may vary by unit and are set according to location, unit condition, number of bedrooms, and amenities offered. All rates and cleaning fees are subject to 12.5% sales & use tax, and county Tax. Event weeks and holidays (Easter, Spring Break, 4th of July, Biketoberfest) are subject to premium charges.

DAMAGE FEE: $39-108 non-refundable damage waiver billed per reservation. Covers accidental damages to property during your stay; intentional damages not covered. A valid credit card (Visa, MasterCard, Discover) is required on file for incidental charges not covered under the waiver.

DAMAGES & INCIDENTAL CHARGES: Additional charges may apply for damages not covered by the waiver, lost keys or pool passes, excessive laundry, property damage, or late check-out.

TRAVEL INSURANCE: Vacation Protection coverage is available for purchase through our rental office. Covers cancellation, interruption, medical, and travel assistance. Non-refundable, equal to 7% of total rental including taxes and fees, available up until 30 days prior to arrival or final payment date.

CLEANING: Departure cleaning fee based on unit size is charged for every reservation. Includes one set of sheets per bed and last day's towels. Additional fees for excessive cleaning or laundry.

RIGHT TO ENTER: Sentry Management, Inc., as agent for the owner, may enter property at reasonable times for maintenance or emergencies.

RULES & REGULATIONS: Guests agree to abide by facility rules and are responsible for all occupants and guests.

HOUSEHOLD ITEMS: Units provided with starter toilet paper, paper towels, and trash bags. Agent not responsible for other household items.

CHECK-OUT PROCEDURE:

  • Load and run dishwasher.
  • Leave beds unmade; leave only final day's soiled linens.
  • Remove and dispose of all perishables from fridge and cupboards.
  • Close and lock doors/windows; return keys and amenity tags to rental office or as instructed. Key drop box available after hours.

Additional fees may be charged for excessive dirtiness, non-return of keys/tags, or damage. Security deposit returned within 30 days of departure.

UPON ARRIVAL: Inspect unit for damage; report immediately. Damages during stay from accidents, abuse, or misuse are the guest's responsibility.

PROPERTY RULES: Units are in residential communities. Follow all rules for safety and enjoyment. No boats, trailers, RVs, or commercial vehicles without manager permission. Control noise, TV, and stereo volume. Smoking prohibited. No hanging items from railings; bulky items stored on rear patio. Trash secured in bags and placed in dumpster; recycle as required. Guests responsible for phone calls outside local area.

RECREATIONAL FACILITIES: POOL RULES: No lifeguard – swim at own risk. Adult supervision required for children under 12. Drinks in plastic, paper, or metal containers; no glass. Shower off tanning lotion before using pool. Radios on low volume. Hours posted at each pool. No topless/nude sunbathing or swimming. Babies must wear plastic swim pants. Adult supervision required for children under 12. 14+ to use fitness center.

Always carry your rental key. Locked out after office hours (Mon-Fri, 9am-4pm) – locksmith at your expense.
