Payment of your deposit and/or rent constitutes acceptance of this agreement. Rates, terms & conditions are subject to change without notice.

CHECK-IN: Between 2:00 p.m. to 4:00 p.m. Please note the check-in time of 3:00 p.m. may be extended for special cleaning or maintenance. Only persons registered should be in your unit unless special arrangements have been made at the office. Our office closes at 4:00 p.m. Monday – Friday. If you are arriving after hours or on a weekend, prior arrangements must be made with the office.

CHECK-OUT: Guest must be checked out by 10:00 a.m. on the day of departure. Keys and passes for departures outside of office hours should be returned to the lockbox outside of the rental office.

RESERVATIONS: Reservations can be made online at http://www.newsmyrnavacationcondos.com or by phone at 386-423-7796. A Driver's License or state issued identification is required at check-in. Please note that the minimum age for booking and check-in is 25. Requests for specific units will be considered, but cannot be guaranteed.

PAYMENT TERMS: ACCEPTED FORMS OF PAYMENT: US FUNDS – Checks, Traveler’s Checks, Money Orders, Visa, MasterCard, Discover.
A $500 pre-paid rent deposit is due for each reservation at the time of booking, with the balance due per the schedule below:

STAYS OF 1 MONTH OR LESS: Balance due 30 days prior to arrival.

STAYS OF 2 or MORE MONTHS: 1st month + fees due 30 days prior to arrival, 2nd month due at check-in, each month thereafter due monthly.

DISCOUNTS: Discounts and/or promotional rates or offers may not be combined. Discounted prices are valid only when payment is made by cash/check or money order. Payment by credit card will void any cash discount offered.

SECURITY DEPOSITS: A $39 non-refundable damage waiver is billed for each reservation. This waiver covers the unit in the event of accidental damages to real or personal property during your stay. Intentional damages are not covered. Additionally, a valid credit card (Visa, MasterCard or Discover) is required to secure against incidental charges or damages not covered under the waiver. The card must be presented at check-in. If you elect not to purchase a damage waiver or prefer not to provide a credit card number, a $500 security deposit must be made by check within 10 days of your booking. The security deposit is separate from your $500 pre-paid rent deposit and may not be applied toward the rental balance. Security deposits are held in non-interest bearing accounts and will be returned within 30 days of departure, subject to any deductions for damages or incidental charges.

DAMAGES & INCIDENTAL CHARGES: Additional charges may be assessed against the security deposit or credit card on file for damages not covered under a waiver or incidental charges, including, but not limited to: lost keys or pool passes, excessive laundry or cleaning, property damage or late check-out.

TRAVEL INSURANCE: Vacation Protection coverage is available for purchase through our rental office. This plan covers an array of perils for cancelation, interruption medical and travel assistance. The cost of coverage is non-refundable and equal to 7% of the total rental including taxes and fees and is available for purchase up until 30 days prior to arrival or the date of your final payment, whichever is sooner.
RATES: Prices may vary by unit and are set according to location of unit, unit condition, number of bedrooms and amenities offered and are subject to change. All rates and cleaning fees are subject to 12.5% sales & use tax. Event weeks and Holidays including, but not limited to, Easter, Spring Break, 4th of July, and Biketoberfest are subject to premium charges.

CANCELATION POLICY: Written notice is required for any canceled reservations. A $50 administrative fee will be deducted from any available refund for all canceled reservations. No refunds can be given for early departure or lack of amenities beyond our control. Refunds will be provided per the schedule below:


Greater Than 30 Days Prior to Arrival: Refund of Pre-Paid Rent and/or Security Deposit less a $50 administrative fee
Less Than 30 Days Prior to Arrival: Forfeiture of rents paid to date.


Greater Than 90 Days Prior to Arrival: Refund of Pre-Paid Rent and/or Security Deposit less a $50 administrative fee.
Less Than 90 Days Prior to Arrival: Forfeiture of rents paid to date.
Less Than 30 Days Prior to Arrival: Forfeiture of rents paid to dat

CLEANING: A departure cleaning fee based on the size of the reserved unit is charged for every reservation. Departure cleaning service includes one set of sheets from each bed and the last day’s towels. Additional fees may be assessed for excessive cleaning or laundry.

RIGHT TO ENTER: Sentry Management, Inc., as agent for the owner, may enter or inspect the property at reasonable times and intervals to perform necessary maintenance or in case of an emergency.

RULES & REGULATIONS: Guest agrees to abide by the rules and regulations of the facility and is responsible for all occupants and guests.

HOUSEHOLD ITEMS: Agent shall not be responsible to provide household items including, but not limited to, paper products, laundry soap, dish detergent, toiletries, etc.


1. Load and run the dishwasher.
2. Leave the beds unmade and leave only your final day of soiled linens.
3. Remove and dispose of all items from the refrigerator and all perishables from the cupboards.
4. Make sure the doors and windows are closed and locked and return keys and amenity tags to the rental office. A key drop box is available for after-hours check-outs.

Additional fees may be deducted from your security deposit for units left excessively dirty beyond normal departure cleaning, non-return of keys or amenity tags, and/or damage to the unit. The security deposit (if applicable) will be returned to you within thirty (30) days of departure.

UPON ARRIVAL: Please take a few minutes to check your vacation home for damage or repairs and contact us immediately if any should be found. Damages occurring during the rental period, if related to accidents, abuse or misuse caused by any of the guests or their invitees shall be the financial responsibility of the guests and charges not covered under the non-refundable damage waiver will be assessed against the security deposit and/or credit card on file.

PROPERTY RULES: Our rental units are located in residential condominium communities. Your attention to the rules and regulations is necessary for the safety and enjoyment of all residents and guests.

Boats, trailers, RV's and vehicles with commercial lettering are not permitted.
Please consider your neighbors. Loud noised disturb most people. Television and stereos should be controlled for the benefit of others.
Smoking is prohibited in all rental units.
Do not hang anything from the railings or any part of the exterior. Bulky items like floats, etc. must be stored on the rear patio of your unit.
Trash must be securely tied in plastic bags and placed in the dumpster. Please recycle.
Guests are personally responsible for all phone calls. Please place all calls outside of the New Smyrna Beach/Edgewater area on a calling card.

An adult must supervise children under twelve
Drinks must be in plastic, paper or metal containers - NO GLASS IS PERMITTED
Tanning lotions must be showered off prior to using the pool
Radios must be kept on low volume
Hours of operation are posted at each pool
No topless or nude sunbathing or swimming
Babies must wear plastic swimming pants

Shuffleboard courts are lighted for night play until 9:00 pm. Equipment is in storage cabinet located on the west side of the clubhouse. Please return all equipment after play is complete. Fitness Center rules are posted on site
An adult must supervise children under twelve. You must be fourteen to enter the fitness center

CAR WASHING: Is not permitted on the premises. A car wash is located on Third Avenue.
Please be sure to have your rental key with you when you leave your unit. If you are locked out after office hours (Monday-Friday 9am - 4pm) you will need to call the following locksmiths at your own expense: EAST COAST LOCK & SAFE, INC 386-423-4163
